🏡  Guide to Getting Your Home Ready to Sell
Selling your home can feel overwhelming—but it doesn’t have to be. I’m here to guide you through the process, one simple step at a time.

✨ First Rule: Don’t Overspend
It’s a common misconception: spend $5,000 on renovations, and your home’s value rises by $5,000. Unfortunately, that’s rarely how it works.
The best bang for your buck? Cosmetic improvements that are easy to see—like a fresh coat of paint, tidy landscaping, and decluttering. Save the big renovations for your next home, not the one you're leaving.

🧹 Step One: Clear the Clutter
Start with a garage sale. Whatever doesn’t sell? Donate it. Once the extra stuff is gone, you’ll see your home with fresh eyes—and so will buyers.

🌳 Curb Appeal Counts
This is your home's first impression—make it count.
Here’s my quick curb appeal checklist:
✔️ Mow, edge, fertilize, and water the lawn
✔️ Power wash siding or repaint if peeling
✔️ Trim hedges, pull weeds, prune trees
✔️ Replace the mailbox paint and get a new welcome mat
✔️ Add potted flowers near the entrance
✔️ Repair cracks in walkways or steps
✔️ Fix the porch light and clean the gutters
✔️ Keep the garage door closed and store RVs or boats off-site
✔️ Wash windows inside and out

🧼 Inside: Clean Like It’s a Showroom
You want buyers to walk in and smell clean, not pets, smoke, or mildew.
Don’t skip:
✔️ Deep clean everything (hire help if needed)
✔️ Declutter countertops, closets, and storage spaces
✔️ Touch up paint in neutral tones
✔️ Fix leaky faucets, sticky drawers, broken tiles
✔️ Shampoo carpets and polish floors
✔️ Brighten the space with new bulbs and working light switches
✔️ Remove any dated or excess furniture

🏠 On Showing Days:
Create a warm, welcoming atmosphere that helps buyers imagine their life in your home.
✔️ Open blinds and curtains to let in natural light
✔️ Use fresh flowers and neatly folded towels
✔️ Play soft, pleasant music
✔️ No dirty dishes, no trash, no clutter
✔️ Take pets with you—or keep them outside
✔️ Leave the showing to me—buyers feel more comfortable without the seller present

Selling your home doesn’t require perfection—it just requires planning and care. Want help figuring out which items on this list will give your home the most impact? Let’s walk through it together.
